Metal roof repair in Englewood, CO
Old sealant removed. New pipe boots fitted. A closer look at the flashing details on an existing metal roof.
This project focused on repairs around roof pipes and a larger vent. Here’s the work in progress, from exposing the old buildup to installing new flashing boots.

The repair area
Small details deserve a close look.
The photos show thick, weathered sealant around the pipe penetrations. These are the openings where pipes pass through the roof, and their flashing needs attention just like the panels themselves.
We removed the old buildup around the smaller pipe before fitting a new boot. That preparation exposed the area we needed to work on instead of covering the old material with another layer.

Our process
Preparation, fit, and the base detail.
01 / Fit the boot
A pipe boot is the flexible flashing that fits around a roof pipe. On this repair, we sized the new boot to the pipe and shaped its base to the metal roof profile.

02 / Seal beneath the base
We used butyl tape underneath the base before fastening it down. The seal beneath the flange is part of the repair, even though it is hidden once the boot is installed.
03 / Address the exposed detail
In problem areas, we sometimes add supplemental sealant over the base. The larger vent detail below shows white sealant around its flashing base. Sealant selection and the boot itself need to suit the pipe and roofing materials.
Another flashing detail
The larger vent, before and after the repair work.
This part of the job involved a larger vent penetration. The photos show the old sealant detail and the new boot with sealant work around its base.

Does a metal roof leak mean replacement?
We start by looking at the roof and the area of concern. A repair may be an option when the problem is localized and the surrounding roof is in suitable condition. Other roofs need a broader scope. An inspection helps us explain which approach makes sense for your property.
