HOMEOWNERS + REAL ESTATE
A roof question should have a clear answer.
PPS Roofing works with homeowners and real estate professionals on roof inspections, inspection-report concerns, and roof certification evaluations. Send Nick the property location, the roof concern, and any transaction deadline before the visit.
Before buying or listing
A roof-specific inspection can help you understand a general home inspector’s findings, visible wear, previous repairs, and areas that may need a closer look. We discuss whether a repair or replacement evaluation is appropriate.
After a leak or storm
A ceiling stain or missing shingle is a reason to investigate, not an automatic reason to replace the roof. We look at the accessible roofing, flashing, penetrations, edges, and drainage to help identify the next step.
What we look at.
- Visible condition of shingles, metal panels, or membrane roofing.
- Flashing around walls, chimneys, skylights, and pipe penetrations.
- Roof edges, valleys, drainage paths, and visible repair details.
- Signs of leaks or storm damage and related interior concerns you identify.
Access, roof height, pitch, weather, snow cover, and the roofing material affect what can be inspected safely. Concealed conditions may require additional investigation. We explain any inspection limitations.
Inspection and certification are different.
An inspection evaluates the roof’s visible condition. A roof certification is a separate written statement with a defined scope and terms. Whether a roof qualifies depends on its condition, the requested requirements, and any repairs needed first.
Tell us who is requesting the certification and send their requirements. We confirm what can be provided after evaluation; a certification is not automatic and does not mean a roof will never leak or guarantee a real estate closing.
What happens after the visit?
We discuss the findings, recommended work, and next steps. If you need photographs, a written report, a repair estimate, or a certification document, agree on the deliverables, fee, and timing with Nick before the appointment.
GOOD QUESTIONS
Before you book.
How much does a roof inspection or certification cost?
The fee depends on the property, access, scope, travel, and documentation requested. Ask Nick for pricing before scheduling; inspections and certification documents may have different scopes and fees.
Can you help with a home inspection report?
Yes. Send the roof-related pages and deadline. We can review the concerns with you, inspect accessible areas, and discuss repair options.
Can repairs be completed before closing?
Tell us the deadline early. We confirm access, materials, weather, and crew availability before committing to a schedule.
Does an inspection mean I need a new roof?
No. A localized flashing or roofing problem may have a repair option. We explain the condition before recommending a scope.
