DENVER METRO + MOUNTAINS + WESTERN SLOPE / ROOF REPLACEMENT
A new roof.
A clear plan.
When it's time to replace your roof, you should understand what you're buying and why. PPS Roofing helps you compare the options, work through the details, and choose a roof that fits your property and budget.
Work directly with owner Nick Power, from looking at the existing roof to planning the project and reviewing the finished work. Based in Arvada, serving the Denver metro, Colorado mountain communities, and the Western Slope.
START WITH THE CONDITION
Replace it when it makes sense.
Repair it when it doesn't.
Age, recurring leaks, widespread wear, storm damage, and the condition of the existing roofing system all belong in the conversation. One leak alone doesn't tell us that the whole roof needs replacing.
When a repair may be enough
A localized problem around flashing, a penetration, or a limited area of damaged roofing may have a practical repair option. We look at the surrounding roof condition before recommending a scope.
When replacement belongs in the discussion
If problems are widespread or another patch would leave you with the same underlying issues, we'll explain why replacement may be the more sensible plan. You'll have the findings and options in front of you before deciding.
MATERIALS + OPTIONS
Choose a system for your property.
Asphalt shingles
We discuss shingle choices around your roof, appearance, and budget. The estimate should identify the selected materials and the related details, including underlayment, flashing, ventilation, and roof penetrations.
Class 4 shingle upgrades
If you're considering an impact-rated shingle, ask us to compare the available options and the added cost in your estimate. We'll talk through the product being proposed so you can make an informed choice.
Metal & standing seam roofing
We also offer metal roofing. Roof layout, transitions, penetrations, appearance, and the chosen system influence the plan. We'll discuss whether a metal option makes sense for your property and how its scope compares with shingles.
Flat & low-slope areas
Different parts of a building may need different roofing systems. PPS works with EPDM and TPO as well. We look at the existing assembly and drainage before proposing the work.
WHAT GOES INTO THE ESTIMATE
Compare the scope.
Then compare the price.
A roof replacement estimate needs more context than a single price per square foot. We build the scope around the property and explain the factors that affect it.
The roof itself
- Roof size, pitch, access, and layout.
- Existing roofing and the removal required.
- Selected shingles, metal, or membrane system.
- Flashing, edges, valleys, vents, and other roof details.
The project details
- Decking condition and concealed damage found during work.
- Ventilation needs and related repairs.
- Permit requirements and material availability.
- Site access, property protection, debris removal, and cleanup.
Before work begins, understand what's included, how unexpected findings will be handled, and the warranty terms for the proposed materials and workmanship. We discuss those details for your particular project.
HOW WE WORK
From the first look
to the final walkthrough.
01 / Inspect & explain.
We evaluate the existing roof, document findings, and explain repair or replacement options. You can ask questions directly and understand why the scope is being recommended.
02 / Agree on materials & scope.
Work through the roofing system, finish choices, installation details, price, and project expectations. We discuss access, scheduling, and preparations before the work starts.
03 / Build with care.
We focus on preparation and installation details. If removal reveals conditions that change the plan, we explain what was found and discuss the additional scope.
04 / Clean up & review.
Cleanup and reviewing the completed work are part of the project. We talk through the finished roof, agreed details, and any questions before closing out the job.
GOOD QUESTIONS
Before you choose your next roof.
How much does roof replacement cost?
The price depends on your roof and the agreed scope. Materials, roof size and pitch, access, tear-off, flashing, ventilation, and concealed damage can all affect it. We provide pricing after assessing the property rather than giving one number for every home.
How long will the project take?
Timing depends on the size and complexity of the roof, the chosen materials, weather, and any additional work. We discuss the anticipated schedule for your project and communicate if conditions change it.
Do I need a new roof after hail or wind?
Not every storm means replacement is necessary. Start with an inspection so you understand the visible damage and the roof's overall condition. We can document findings and explain options; your insurer determines coverage.
Can I compare shingle and metal options?
Yes. Tell us your priorities and we'll discuss suitable options, their scopes, and the prices for your project. The roof layout and existing conditions help determine what's appropriate.
What warranty comes with the roof?
Warranty terms depend on the selected products and the agreement for the work. Ask us to review the applicable manufacturer and workmanship terms, including any conditions or exclusions, before signing.
Can you also help with interior damage from an old leak?
Yes. PPS can discuss drywall, texture, and painting connected to roof-leak damage after the source is addressed. Interior work needs its own clear scope.
Where do you replace roofs?
We're based in Arvada and serve the Denver metro, Colorado mountain communities, and the Western Slope. Call or text Nick to discuss your property location and availability.
